Houston-based real estate investor, developer, and manager Hines is stepping up its commitment to sustainability.

The company formed a business unit, EXP by Hines, last month that is aimed at addressing “the disruptive changes in the built environment.”

EXP by Hines comprises two parts: Global ESG and the Global Venture Lab. Doug Holte, who was a senior partner at Hines from 1987 to 2009, has been hired as CEO of EXP.

“EXP by Hines is an engine of growth using the most innovative ideas in capital, culture, and environmental stewardship to connect every stakeholder in the built environment and create healthy, activated communities,” Holte says in a news release. “EXP is looking beyond the boundaries of real estate to solve complex problems while creating long-term value.”

Peter Epping, who joined Hines in 2001, is the company’s global head of ESG (environmental, social, and governance). A 2022 survey by professional services firm Deloitte found that ESG continues to gain ground in the corporate world. Business executives questioned for the survey believe ESG strategies will:

  • Strengthen stakeholder trust
  • Elevate brand reputation
  • Boost employee retention
  • Improve ROI
  • Reduce risk

Kathryn Scheckel, who joined Hines in 2019, leads the company’s new Global Venture Lab, which is tasked with identifying and accelerating ventures, partnerships and investments. The lab includes a startup incubator and a VC arm.

According to the news release, priorities of the Global Venture Lab include innovations in the use of physical space, development of ESG solutions, and creation of “revolutionary built-world technologies.”

The efforts being spearheaded by Holte, Epping, and Scheckel are geared in part toward Hines achieving net zero carbon by 2040 in its nearly 231 million-square-foot global portfolio without buying carbon credits.

Houston university partners with local traffic app to promote eco-friendly rides

Rice University has partnered up with the Texas Department of Transportation's ConnectSmart program to help students find eco-friendly travel options in the Houston area.

ConnectSmart, which launched in Houston in 2022, is a Houston-based app that uses live data from local transportation authorities to suggest better travel times, routes and transportation methods to users. It also allows users to purchase bus and METRO tickets, and find BCycle e-bikes, directly in the app.

As of April 1, Rice students and those with a Rice email address can now sign up for ConnectSmart and will receive free or subsidized Metro QCards, according to an announcement from the university.

"ConnectSmart is an app that allows Rice users and people who sign up with their Rice email address to set up carpooling groups as well as figure out alternative means of transportation to and from wherever they’re going,” Kristianna Bowles, sustainability program coordinator in the Office of Sustainability, said in the statement. “That includes access to the METRORail, bus stops and cycling routes. It’s going to be a good tool for us to promote alternative and sustainable transportation features as well as increase equity, especially around our hourly employees who come in earlier in the morning or who may not have access to a vehicle.”

Bowles adds that the university also hopes ConnectSmart will help the Rice community explore the Greater Houston Area.

“Rice’s students are located in the heart of one of the largest cities in the country, so this helps foster students’ ability to explore Houston’s culture through foods, the arts and public events,” she added.

ConnectSmart also provides users with access to Tow and Go’s no-cost emergency roadside services, helps them connect with Houston's miles of bike lanes and connect multiple modes of transportation to beat Houston traffic. The new ConnectSmart Employer Commute Suite also aims to help workplaces increase their staff’s access to affordable and sustainable transportation, while also collecting data on commuting and decarbonization initiatives to incorporate into ESG reporting.

The app is the result of a partnership between TxDOT, the Federal Highway Administration , the Houston-Galveston Area Council, City of Houston, Houston METRO, Houston TranStar, Tow and Go, BCycle, Conroe Connection, Fort Bend Transit and Harris County Transit. ConnectSmart's partnership with Rice was part of the university's Earth Month.

Last year, Houston got a break on a list of U.S. cities with the worst commutes, ranking only at No. 23.

Texas ranked as among the worst states for EV drivers

You’d think that producing tens of thousands of Teslas might help drive up Texas’ standing among the best states for owning an electric vehicle. To the contrary, Texas ranks among the worst states to be an EV owner.

A new list from EV Charger Reviews puts Texas in the No. 2 position among the worst states for owning an EV. Washington leads the pack of the worst EV states. Topping the list of the best states for EV owners is Maine, followed by Colorado and Vermont.

The ranking judged each state on these factors:

  • Number of registered EVs
  • Number of EVs per charging port
  • Ratio of one square mile per charging port
  • Cost of electricity
  • Annual cost savings for EV owners
  • Number of EVs per service center
  • EV tax credits

“Texas has cheaper electricity but a bad ratio of EVs registered to charging ports and service centers. The annual savings on gas money is only about $1,000, and there are no tax incentives,” says EV Charger Reviews.

Texas’ ranking stands in contrast to the presence in Austin of Tesla’s headquarters and a Tesla factory. The more than 10 million-square-foot, 25,000-acre factory serves as the U.S. manufacturing hub for Tesla’s electric-powered Model Y car and Cybertruck.

While thousands of Texans are driving Teslas and other EVs, they’re definitely in the minority.

Survey findings released in November 2023 by the University of Houston and Texas Southern University showed that only five percent of Texas motorists who were questioned drove an electric-powered car, truck, or SUV.

Nearly 60 percent of those who didn’t drive EVs said they wouldn’t consider buying one. Almost half (46 percent) cited the lack of charging stations as their chief reason for not wanting to own an EV.

“With such a small percentage of Texans currently owning electric vehicles, it looks like Texans will hold tight to their gas engines for the foreseeable future. Government incentives … have yet to make a difference among the state’s vehicle buyers,” according to a UH news release about the survey.

“But as charging stations grow in number, costs of operation decrease and — most important, the technology allows longer driving ranges — perhaps electric vehicles will start to earn their place in the garages of Texans.”

A Texas law that took effect in 2023 requires an EV owner to pay an extra $200 fee when they renew their vehicle registration or an extra $400 fee for their initial two-year registration.
