Houston-based real estate investor, developer, and manager Hines is stepping up its commitment to sustainability.

The company formed a business unit, EXP by Hines, last month that is aimed at addressing “the disruptive changes in the built environment.”

EXP by Hines comprises two parts: Global ESG and the Global Venture Lab. Doug Holte, who was a senior partner at Hines from 1987 to 2009, has been hired as CEO of EXP.

“EXP by Hines is an engine of growth using the most innovative ideas in capital, culture, and environmental stewardship to connect every stakeholder in the built environment and create healthy, activated communities,” Holte says in a news release. “EXP is looking beyond the boundaries of real estate to solve complex problems while creating long-term value.”

Peter Epping, who joined Hines in 2001, is the company’s global head of ESG (environmental, social, and governance). A 2022 survey by professional services firm Deloitte found that ESG continues to gain ground in the corporate world. Business executives questioned for the survey believe ESG strategies will:

  • Strengthen stakeholder trust
  • Elevate brand reputation
  • Boost employee retention
  • Improve ROI
  • Reduce risk

Kathryn Scheckel, who joined Hines in 2019, leads the company’s new Global Venture Lab, which is tasked with identifying and accelerating ventures, partnerships and investments. The lab includes a startup incubator and a VC arm.

According to the news release, priorities of the Global Venture Lab include innovations in the use of physical space, development of ESG solutions, and creation of “revolutionary built-world technologies.”

The efforts being spearheaded by Holte, Epping, and Scheckel are geared in part toward Hines achieving net zero carbon by 2040 in its nearly 231 million-square-foot global portfolio without buying carbon credits.

US military enlists 2 Houston companies for geothermal projects

Two clean energy companies in Houston have been recruited for geothermal projects at U.S. military installations.

Fervo Energy is exploring the potential for a geothermal energy system at Naval Air Station Fallon in Nevada.

Meanwhile, Sage Geosystems is working on an exploratory geothermal project for the Army’s Fort Bliss post in Texas. The Bliss project is the third U.S. Department of Defense geothermal initiative in the Lone Star State.

“Energy resilience for the U.S. military is essential in an increasingly digital and electric world, and we are pleased to help the U.S. Army and [the Defense Innovation Unit] to support energy resilience at Fort Bliss,” Cindy Taff, CEO of Sage, says in a news release.

A spokeswoman for Fervo declined to comment.

Andy Sabin, director of the Navy’s Geothermal Program Office, says in a military news release that previous geothermal exploration efforts indicate the Fallon facility “is ideally suited for enhanced geothermal systems to be deployed onsite.”

As for the Fort Bliss project, Michael Jones, a project director in the Army Office of Energy Initiatives, says it’ll combine geothermal technology with innovations from the oil and gas sector.

“This initiative adds to the momentum of Texas as a leader in the ‘geothermal anywhere’ revolution, leveraging the robust oil and gas industry profile in the state,” says Ken Wisian, associate director of the Environmental Division at the U.S. Bureau of Economic Geology.

The Department of Defense kicked off its geothermal initiative in September 2023. Specifically, the Army, Navy, and Defense Innovation Unit launched four exploratory geothermal projects at three U.S. military installations.

One of the three installations is the Air Force’s Joint Base San Antonio. Canada-based geothermal company Eavor is leading the San Antonio project.

Another geothermal company, Atlanta-based Teverra, was tapped for an exploratory geothermal project at the Army’s Fort Wainwright in Alaska. Teverra maintains an office in Houston.

Houston energy innovators create more efficient logistics platform for industry

In a world where ”the customer is always right," two Houston founders have followed that rule right to their next venture.

Breaker19 — a groundbreaking mobile application built in late 2023 to be an efficient oilfield trucking and hotshot marketplace — was co-founded by Rodney Giles and Tyler Cherry. The native Houstonians also co-founded BidOut, a leading Oil & Gas procurement platform in 2021.

“About a year ago, one of our BidOut clients, a large operator, came to us and basically said that the biggest problem they have in the oil field is ordering trucks,” remembers Giles. “From there, they asked would we be willing to build something similar to Uber, but for oilfield logistics and trucking? So, we built Breaker19.”

After their customer presented a challenge, Giles and Cherry got to work. They envisioned the technical architecture almost immediately and assembled a team of software engineers to build an in-house application in less than a year.

“We launched Breaker19 in November 2023, and my goodness, it has taken off like crazy,” says Giles. “It is growing incredibly fast. We’re doing hundreds of truckloads a day now, all throughout West Texas, South Texas, North Dakota, really all over the U.S.”

Now, armed with such large publicly traded companies as British Petroleum, Breakout19 has a network of more than 1,500 trucks similar to transportation companies like Uber, where drivers make themselves available to be dispatched according to their health, safety and environmental requirements.

Breaker19 is doing so well, in fact, that it’s sped past Giles and Cherry’s original collaboration, BidOut.

“Breaker 19's probably, you know, growing ten times of where BidOut even was in its early days,” says Giles. “So, we'll always explore options that make sense for our shareholders. Fortunately, my co-founder and I have previous companies that we built and sold and have experience in scaling and have experiences in multiple departments, whether it be finance or sales or marketing or operations.

“So, currently, we do operate BidOut and Breaker19 separately, but they are, you know, through common operating structures. And, you know, we're able to maintain the scale and maintain the growth right now. And right now, the company is doing great financially and has cash flow positives. So, for us, you know, our goal is just to continue. I feel like we've kind of solved an archaic problem and did it in a really simple way, and it's working out pretty well.”

And it all started with a simple question from a customer — "Hey, can you guys come up with something like this?"

“It all came together just by listening to our customer’s needs,” says Giles. “And we always try to go into our clients and help them with a lot of what they do. But we always want to know about what their other pain points are. You know, there's still people, you know, that are operating with very archaic processes, very, you know, manual back-office processes. And our job is to speed them up with software. And so Breaker19 was able to do that.”

Practically speaking, Breaker19 is more than a software solution. It also closes the gap between qualified drivers and end clients by vetting participants for the platform in an efficient and pragmatic fashion.

“We have a very rigorous vetting process for the drivers,” Giles explains. “I mean, that's really what makes the oil and gas trucking industry so unique. Insurance requirements have to be significantly higher than most carriers. They have to go through very well-funded safety trainings where they are familiar with the oil field. And then number three, these drivers have to have personal protective equipment. They have to have flood-retardant clothing, they have to have slo-mo boots and they have to have hard hats.”

Procedure is important, but professionalism is equally important to Breaker19.

“You know, we do not allow the carrier to show up on a customer's locations in shorts and flip-flops or Crocs and, you know, be protected,” says Giles. “And so, for what we're dealing with is very mission critical, but also very, you know, very high-risk.

“For example, we are checking insurance statuses four times a day. If a carrier were to cancel their insurance, we're aware of it immediately because we want to make sure that we always have active insurance in place. So, we have a process that these carriers go through. Again, we've got over 1,500 of them now that are well-vetted and well-qualified.”

As Breaker19 continues to scale, Giles and Cherry hope their burgeoning app becomes the go-to ordering platform for the entire oil and gas industry for all of their trucking, hot shot and transportation needs.

“We're bringing on some significant, large enterprise clients right now that make up 10% of the U.S. market share for each customer,” says Giles “So I think when we start to compound those, I think we easily see the trajectory there as really being something that's taking off pretty fast. So, I think at the end of the day, we just hope to keep delivering a great experience for our clients, make their ordering process easy.”

With both BidOut and Breaker19 doing great financially, proud Klein Oak High School alums Giles and Cherry have purchased a steer to support Texas youth and agricultural causes. Additionally, moving forward, the duo pledges to give away a full steer each month to a customer of their Breaker19 platform.

"We are passionate about giving back to our community and nurturing the next generation of leaders in Texas," says Cherry. "Having personally experienced the transformative impact of FFA, we saw this initiative as a meaningful way to both support local agriculture and provide our clients with a taste of authentic Texas beef.”

Texas puts it in park near the bottom of list of best states for EV drivers

You’d think that producing tens of thousands of Teslas might help drive up Texas’ standing among the best states for owning an electric vehicle. To the contrary, Texas ranks among the worst states to be an EV owner.

A new list from EV Charger Reviews puts Texas in the No. 2 position among the worst states for owning an EV. Washington leads the pack of the worst EV states. Topping the list of the best states for EV owners is Maine, followed by Colorado and Vermont. Read more about the methodology.

Big deal: GridBeyond's $55M series C 

GridBeyond,which has its U.S. headquarters in Houston, raised its series C to support its growth in the the United States.

The round closed at €52 million, or around $55 million. Founded in 2010, GridBeyond's AI platform allows businesses to unlock the full potential of energy assets and prioritize sustainability, resilience, and affordability of energy.

"This funding, together with the support of our new partners, will enable us to expand our product offering and strengthen our leadership position in this space," Michael Phelan, co-founder and CEO of GridBeyond, says in a news release. “The newly completed financing round sets GridBeyond on the path to increase the reach of our intelligent energy platform and deliver world leading AI and powerful automation capabilities to smart grid and energy markets across the world." Greentown Labs opens C2V Initiative apps

For the fourth year, the Carbon to Value Initiative, a multi-year collaboration from the Urban Future Lab at NYU Tandon School of Engineering, Greentown Labs, and Fraunhofer USA — has opened applications. The program is looking for "startups at Technology Readiness Level 4-7 that are developing carbontech innovations related to carbon conversion to added-value products; carbon capture; and carbon sequestration and removal," according to Greentown.

The selected cohort will have access to the C2V Initiative’s CLC, an invitation-only group of corporate, nonprofit, and government thought leaders across the energy industry. Startups will also each receive a $10,000 stipend to support their participation in the accelerator. Applications are open through June 21, 2024.
